Wembley Tall Buildings Study

Wembley has recently entered into a period of tremendous change with the development of the new National Stadium and emerging plans for town centre regeneration. studio | REAL was commissioned by the London Borough of Brent to identify the key issues arising from the increased demand for tall buildings in Wembley, provide advice regarding suitable locations and guidance for both scale and design.

Tall buildings in key locations can have the potential to assist in the regeneration of Wembley, bringing opportunity for prestige projects and investment, although equally high density can also be achieved through lower rise development. Associated design challenges include the creation of a high quality public realm overlooked by active frontages, the mitigation of negative microclimatic effects and ensuring that adjacent development is not adversely affected. Location and design thus becomes critical as tall buildings have a significant impact on both the urban structure and the skyline.

studio | REAL used sieve mapping to define constraints and opportunities, identify potential locations and develop design codes to ensure that tall buildings create good public realm. This included a definition for tall buildings, an assessment of potential users, a list of requirements for planning application and a checklist to assist in the planning process.
