The Albany project started as a limited competition.
Careful analysis of the brief and Lewisham’s Urban Design Framework led to a proposed solution that both met the needs and aspirations of the existing theatre, Moat Homes Ltd and of the Council’s Urban Design Framework. The solution involved phasing the project to enable new accommodation to be constructed for the Albany to move into, prior to an existing portion of their building being replaced as part of a later construction phase, thereby balancing the uses and massing across the site.
The final plan retains the theatre along the Civic Spine route, and creates a ring of housing with the highest portion overlooking the park to the south west. The development fits comfortably into the future vision for this part of Lewisham and provides a social housing and community use led part of the wider regeneration of the area.
