This courtyard scheme is a mix of three ground floor disability units, six apartments and eight town-houses which we designed for MOAT housing association. studio | REAL developed the courtyard layout in response to the restricted size of the site and the need for the building to address all four surrounding streets but set back to allow tree lined frontages. The building achieves a density of 50 dwellings per hectare. Parking is located on-street whilst the mobility units each have an integral garage.
Each unit has a front door onto the street to ensure a lively street scene. Internally, kitchens have been positioned to overlook the street and allow residents to view visitors to the front door. Living spaces look out onto the courtyard garden and each unit has a small area of private space adjoining the shared courtyard. The building is bound by planting and street trees which create a green edge to the block.
The scheme has been awarded the Building for Life Gold Standard, received a Housing Design Award in 2004 and was the winner of MOAT Housing Associations first internal architectural award in 2009.
