With the closure of the Stewartby brickworks in Bedfordshire, Hanson Building Products (HBP) were left with a 57 hectare brownfield site in the North Marston Vale Growth Area. We were commissioned to prepare a mixed-use masterplan for the site to complement HBP’s recently approved flagship office building and fulfil Stewartby’s policy role as a Growth Area Service Centre.
Stewartby was a model village from the 1920s and the central concept of the proposal is to create a New Stewartby that updates the principle of the original and takes the existing centre as a common asset of the two. The challenge of the project was to create a prosperous village to serve the community into the future and at the same time reflect and carry forward the history of the village.
Key buildings within the brickworks are retained and form the structuring framework for the masterplan along with the original pattern of movement. The components of the proposals include 7 hectares of employment, 1,200 dwellings together with a school, public open space, retail, community facilities and biomass district heating.
