studio | REAL were commissioned by Thonock and Somerby Estates (TSE) to prepare a framework plan for the growth of Gainsborough over a period of 20 years.
Our approach included analysis of the existing landscape, neighbourhood and movement structure of the whole town, as the basis for integrating new housing into the existing urban fabric. Digital terrain modelling provided topographical insight into the potential shape of new development areas.
The framework proposes development of three complete neighbourhoods, rather than individual, isolated housing estates. Local centres for each neighbourhood provide shops and services, employment, a two-form entry primary school and community facilities located either centrally or in a position allowing them to serve adjacent existing neighbourhoods as well.
Each extension is designed to capitalise on the availability of existing infrastructure, providing easy access via current principal and secondary routes. Permeable lattice street patterns and a network of pedestrian and cycle routes are designed to facilitate movement throughout each neighbourhood and provide accessible links to the town centre.
