Cambourne is a new settlement originally planned in 1995 by Terry Farrell to include employment, a mixed-use centre and up to 3,300 dwellings. With the revision of PPG3 in 2001, the development was only partially complete and the clients asked us to review the original masterplan. The main purpose of the review was to identify ways in which the masterplan could be revised in order to comply with PPG 3 and its companion guide, Better Places to Live.
The area for revision was approximately 75 hectares including parts of Great Cambourne and all of Upper Cambourne, two of the three ‘villages’ from the original masterplan. The work extended to an outline planning application for a masterplan revision including a landscape and visual impact assessment.
The main objective of the revision was to improve the design quality and sustainability of the planned settlement in line with current government guidance. A clear structure and hierarchy of streets was adopted to integrate the new areas into the existing neighbourhood of Great Cambourne and the wider landscape. Higher densities and a more compact form were used close to services and facilities while leaving the edges more open and rural in character to keep the three villages distinct.
