studio | REAL were appointed by Moat Housing Group (MHG) to prepare a masterplan and planning application for the construction of 176 residential dwellings on an allocated housing site at Langley Lane, Ifield. The site presented a number of environmental challenges, including several hundred mature trees, a number of important hedgerows and water features, and adjacent listed buildings within a conservation area. The masterplan retained the majority of natural features on the site and proposed a housing layout that provided 50% affordable housing designed to mix with the market housing without any obvious difference in appearance between tenures.
After securing detailed planning consent, studio | REAL were retained to prepare a detailed design by MHG and their development partners, Higgins Group. The masterplan proposed 11 different house types and 2 apartment blocks within the development to provide a range of dwelling sizes and tenures including two, three and four bedroom family houses and one and two bedroom flats to meet the local housing need. 50% of the development was allocated for affordable housing. House types were designed to ensure that all units, affordable and otherwise, were externally very similar and mixed throughout the scheme.
