Affordable housing

Housing associations are increasingly taking the lead in promoting and delivering mixed housing schemes. Moat, a leading housing association working in the south-east, they acquired The Orchard site with a 50% affordable housing requirement.

We were appointed to prepare a masterplan and detailed planning application for 176 dwellings of mixed type and tenure, close to village centre facilities which involved extending the mature green character of the Ifield Green conservation area.

We identified the importance of existing natural features, especially trees, hedgerows and ponds, and linkages with neighbouring residential developments. These were worked into the design to create a high quality external environment, recognised by awards in the local housing market.

Our approach delivered the requirement for a high proportion of affordable housing whilst meeting the relevant space and performance standards.
