When developing a masterplan with a landowner or investor, it’s crucial that the delivery of the project is considered at the outset.
The range of delivery options available will have implications throughout the project. It can impact the risk / reward ratio, the quality of the built scheme, and the ability of the land owner to maintain an involvement in the long-term stewardship of the land.
The ultimate ownership, management and maintenance regimes for completed projects need to inform design. For example, there’s no point in designing avenues of street trees unless there will be a residual body to maintain them.
Technical considerations extend to the subdivision of land into development ‘parcels’. Design codes and regulating plans are required to co-ordinate different development parcels. Critical path analysis ensures that both revenue-producing development and expenditure on infrastructure is effi ciently phased.
