Higher density city living

The Albany is a trust which runs the Albany Theatre and community projects close to Deptford Station. The trust wanted to develop part of their site for housing, but had planning problems with initial designs. We were commissioned to prepare an alternative design that considered the whole site and its context within the Borough’s urban design strategy.

We produced a new design using 3D massing studies to illustrate the impact of the proposals on surrounding buildings and public spaces, and to test options for dwelling mix. The final plan retains the theatre along the civic spine route and creates a ring of housing with most units overlooking a nearby park. Phasing the development allows the theatre and its other functions to continue operating whilst building takes place.

This project illustrates how housing growth can be achieved by concentrating higher densities around public transport hubs, without compromising the quality of streets and spaces.
