November | Newhall 1c Achieves Building For Life Gold Standard

Newhall 1C is an affordable housing scheme, designed by studio | REAL for MOAT Homes Limited and developed by Newhall Projects (three) Ltd. It is located within the heart of Phase I of the Newhall neighbourhood, Harlow, Essex, for which studio | REAL are also the masterplanners. The scheme recently achieved the Building for Life Gold Standard.

Newhall 1C stood out for a number of reasons. The efficient courtyard form of the scheme achieves a density of 50 dwellings per hectare and provides a mix of dwelling types and tenures. The two storey design occupies a small 0.34 hectare block and provides 17 apartments and terraced houses for key workers, including 3 ground floor flats designed for full wheelchair mobility. The courtyard form of the scheme results from aims to achieve a high density of dwellings on the site, a strong perimeter block form and a height not greater than 2 storeys. The design is centred on a high quality, shared, managed garden that maximises the amenity space available within the block. The block itself has a strong, active street frontage that gives the main access and an external outlook for all dwellings.

The building responds to the sloping topography of the site and has two level changes of approximately 0.75m. The central courtyard garden is terraced with sloping paths and ramps to allow full accessibility to all users. Privacy of dwellings is respected and within the courtyard at ground floor level, the shortest distance between building frontages is 20m. At first floor level, the elevation is stepped back to form a balcony area. The design considers the building’s impact on the street, kitchens have been positioned to overlook the street and allow residents to view visitors to the front door. The kitchen/dining spaces of the mobility units and flats also address the street. Living spaces have been positioned to look out onto private patios and balconies and to the courtyard garden beyond. The circulation for the flats can be accessed from the street or courtyard. Entrances to the flats have been carefully positioned to avoid the living spaces overlooking each other at the internal corners of the block.
