March | Strategic Urban Design Framework for the Gateway Growth Point of Thetford

As part of the Thetford Area Action Plan, studio | REAL has worked with Breckland District Council and Moving Thetford Forward to produce a strategic urban design framework for Thetford. The framework is included in the Preferred Options of the plan which is due to be published on 23 February. The plan builds on the extensive evidence base and public consultation to set out a vision for the future of the town as a Growth Point and gateway to Norfolk. The urban design framework gives the spatial dimension to the vision, which accommodates 5,000 new jobs, 6,000 new homes, a mixed-use neighbourhood centre, two local centres and a new country park.

A challenge in formulating the framework was to integrate the growth into the landscape and historic town. Lying just east of Thetford Forest, most of which is a Special Protection Area, Thetford is situated at the confluence of the rivers Little Ouse and Thet and has a wealth of cultural assets such as Thetford Priory, Redcastle, Castle Hill and the Nunnery.

The framework reinforces and extends the strong relationship between the town and river corridor making connections to nearby historic Kilverstone Hall to stitch the development into the framework of existing assets. One of the key elements helping to achieve the integration is a circular walk that links together the town, the river corridor, new country park, and Thetford Forest.

The circular walk also brings together an opportunity for a landmark feature and bridge over the A11 to Thetford Forest with an archaeological site associated with Queen Boudicca.
