August | Gainsborough Southern Urban Extension - Outline Planning Consent Granted

West Lindsey District Council Planning Committee has approved Thonock and Somerby Estates’ proposals for a large urban extension to the market town of Gainsborough in Lincolnshire. The plans, now subject to approval from the Secretary of State, would see the creation of a new neighbourhood to the south of the town, incorporating extensive new infrastructure to support up to 2,500 new homes.

studio I REAL created the vision for the neighbourhood and received noteworthy praise from CABE stating that we had built a ‘convincing case’ for the development of the proposed site to the south of Foxby Lane. CABE also praised the Estates’ commitment to ensuring that the development would be of the ‘highest quality’ through the local landowner’s ‘stewardship of the site over the long term’. They further welcomed the thought placed on using the natural features and landscape of the proposed site - such as woodland, watercourses and hedgerows - to help shape the masterplan layout.

Our masterplan team included transport consultancy TTHC, Savills planning, Gleeds project management, Nicholas Pearson Associates landscape architects and WYG Group engineering consultants.

The proposals include two primary schools; a medical surgery; a new neighbourhood centre; retail units; office and light industrial units; a multi-use centre with community library, policing and function rooms; parks, a lake and other public green spaces; sports facilities (cricket pitch, rugby pitch, two hockey pitches and all-weather multi-use games area and changing facilities); public access to adjoining woodlands; an Energy Centre to provide low-carbon CHP heating and energy to most new homes; and a green Transport Plan that will feature designated pedestrian, cycle and bus lanes.

The scheme conforms to West Lindsey District Council’s aspiration for large-scale sustainable growth in Gainsborough, raising its regional status and importance as an urban centre. The southern extension is the first of three planned for Gainsborough, extensions to the north and east are also proposed in future growth phases.
